Overview:
The Participation Loan Operations Specialist III is responsible for maintaining the existing and new participation relationships by ensuring participation loan activities meet all established guidelines. The position also handles various service requests on existing loan portfolios.
Responsibilities:
Maintains participation relationships with new and existing participating CUs by serving as the primary contact in coordinating pertinent financial information.
Performs in-depth financial analysis and annual review of participation loans, as needed. This includes a review and analysis of the rent roll, new lease agreements, personal and business tax returns, and personal financial statements. Requires conducting a property-level loan review, global cash flow analysis, and market analysis on the property and where situated. Obtain information from Costar reports and include perspective on any critical factors.
Collects and analyzes financials from lead Credit Unions annually or as needed.
Assists in projects to improve the participation loan process with other specialized business units.
Performs service requests made by participating credit unions.
Collects and analyzes financials from lead Credit Unions on an annual or as-needed basis.
Coordinates agent financing (LFCU as a servicer and underwriting agent).
Assists in the coordination of funding for participation sales and purchases.
Communicates with third-party loan servicers to ensure the accuracy of participation loan setup.
Assists in administering participation agreements by partnering with the Legal Department.
Ensures that participation loans meet all CU and regulatory requirements.
Maintains accurate accounting of remittance reports and wires from participating credit unions.
Supports other Participation Loan Operations Specialists' process duties for loan participation purchases.
Assists in facilitating audits as needed and participates in on-site audit activities.
Ensure loan purchases are accurately boarded and reported in accordance with laws & regulations.
Adheres to a lending culture consistent with the CU’s short-term and long-term strategic initiatives.
Strives to achieve annual departmental goals that align with budget and operating plan objectives.
Assists in providing updates and formal tracking worksheets/schedules for every loan/pool within the portfolio, based on their payment schedule & maturity.
Ensures all loan grades are updated accurately and timely, in accordance with internal and external loan reviews.
Thoroughly investigates payment and/or loan posting irregularities detected during daily tasks.
Completes loan verifications from lead and servicing institutions.
Proactively participates in process evaluation and improvement.
Facilitates service requests for an existing portfolio, including but not limited to, changes in the borrower, the release of holdback reserves, ACH set-up, and title endorsements.
Prepares loan documents related to servicing actions.
Will serve as back-up or stand-in for Sr. Participation Loan Coordinator or Credit Analyst.
Participates in periodic in-person department, division, and company meetings and events.
Qualifications:
Education
Min/Preferred: Preferred
Education Level: 4 Year / Bachelors Degree
Description: Bachelor’s degree or equivalent with an emphasis in finance or real estate. Formal credit training from a national or regional bank preferred.
Experience
Minimum Years of Experience: 4
Preferred Years of Experience: 6
Comments: In commercial real estate credit analysis experience, including global cash flow analysis on the guarantor/sponsor of the loan.
Knowledge, Skills & Ability
Must have a working knowledge of California and Western US real estate markets with exposure to other markets.
Must have intermediate to advanced knowledge of Outlook; Internet Explorer; Word and Excel. Experience with Realm Argus is a plus.
Successful completion of RESPA, FCRA, Reg B, and Reg Z classes within 90 days of employment (to be provided by LFCU).
Must have superior oral and written communication skills.
Must be able to work efficiently in a fast-paced, deadline-driven environment.
Ability to effectively handle multiple priority projects at a time.
Effectively work with all levels of employees including senior management.
Must be able to make effective presentations to individuals and groups.
